Our screening process follows a standardized framework designed to surface the right information efficiently. Every applicant goes through the following steps before we make a placement recommendation to your board or portfolio.
Credit Report Analysis: We pull full Equifax or TransUnion credit reports for every adult applicant. We review credit score, payment history, outstanding debts, judgments, and any prior eviction flags. We look at patterns, not just numbers—a single medical debt tells a different story than a long history of missed payments.
Employment & Income Verification: We verify current employment status, position, income level, and tenure. For self-employed applicants, we request recent Notice of Assessments and business documentation. Ontario best practices suggest qualifying tenants at a monthly rent-to-income ratio no greater than 30-35%, and we apply this standard consistently across our managed portfolio.
Landlord Reference Checks: We contact previous landlords directly—not just the name provided by the applicant. We ask specific questions about payment history, lease compliance, property care, neighbour relations, and whether the landlord would rent to this applicant again. This step alone eliminates a significant number of applications that initially appear strong on paper.
Identity Verification: We verify government-issued identification for all adult applicants to protect against application fraud, a growing issue in Ontario's competitive rental market.

What credit score do you require for tenant approval?
We don't screen on credit score alone. We evaluate the full credit picture—payment history, debt load, judgments, and context.
