Rent collection & reporting
"D&D's monthly financial reports are clear, itemized, and arrive on the 1st without exception. My accountant specifically commented on the quality of the year-end package β exactly what's needed for tax preparation."

Property Management Services
Define property reporting through the information, periods, records and owner decisions the reports need to support.
Property reporting brings rent, expenses and outstanding items into a form an owner can review. Its value is in showing what changed during a period and which figures need a decision or closer explanation.
Income and expense summaries show activity over a period. A rent roll describes rental charges and occupancy information, while supporting transaction records explain how individual amounts reached the reports.
Opening balances, categories and supporting invoices affect the reliability of comparisons. A large repair and a recurring operating expense may need different treatment to keep the picture understandable.
Clear reporting can support maintenance budgeting and questions about arrears or unusual costs. The agreed deliverables should distinguish management reporting from separate tax preparation, accounting advice or an audit.
Choose a location page for property planning details, related services and an enquiry route. Confirm the property address, requested scope and availability directly before arranging work.

No. A bank balance shows funds at a point in time, while a report may explain income, costs, balances due and adjustments for a period. Agree the report basis and reconcile differences rather than comparing totals without context.
A rent roll describes rental charges and tenancy or occupancy information. An expense summary groups costs over a period. Both can inform owner decisions, but they answer different questions and need their own supporting records.
Discuss a consolidated view while retaining a clear breakdown for each property. Shared costs, transfers and differing reporting periods need explanation so a combined total does not hide the source of an unusual result.
Define those services separately. Management records can support an adviser, while tax treatment and filing need their own scope. CRA's rental-income guide explains relevant records and reporting concepts; it does not establish that these services are included. CRA: rental-income records and reporting
Record gaps explicitly and agree who obtains or confirms the information. Mark unresolved figures rather than presenting estimates as reconciled history, particularly when taking over records from an owner or another manager.
Specify reporting periods, recipients, supporting-document access and the process for questions or corrections. Confirm delivery timing in the management agreement rather than assuming that a service description promises a particular monthly deadline.
