Pricing transparency is the biggest favour a property manager can do for an owner.
Walk the rest of the Kitchener-Waterloo property management market and you will see the same pattern on almost every website: a “Request a Quote” form where the pricing page should be. That is not an accident. Managers who hide rates can price-discriminate — charging a sophisticated owner 8% and a first-time landlord 14% for the same service. It is the oldest play in property management, and it works, because most owners never compare.
D&D Property Management was built on a different premise. We believe an owner who understands exactly what a month of service costs, exactly what is included, and exactly what triggers an additional fee is a better client, a calmer client, and a client who stays with us for the long haul. Every number below is the real number. The only variable is the discount applied to multi-unit portfolios (4+ units = setup fee waived; 10+ units = 0.5% off the management fee, up to a 7.5% floor). We will honour these rates for any owner who signs a standard D&D management agreement — no negotiation, no special “introductory” bait-and-switch, no contract terms that change after month three.

- No “portal access” fee — the AppFolio owner portal is included in every full-service agreement.
- No inspection fee — semi-annual property inspections are included in full-service.
- No renewal fee — lease renewals on existing tenants cost $0 for full-service clients.
- No auto-renewal trap — our management agreement is month-to-month after month 12.

How much does property management cost in Kitchener-Waterloo?
D&D Property Management charges 8-12% of monthly rent collected for full-service management, 5-7% of first-month rent for leasing-only tenant placement, and a flat per-door monthly fee for condominium board management. These are our published rates — the only transparent fee schedule offered by a KW property manager.
Is there a setup or onboarding fee?
Yes. A one-time setup fee of $250 per unit covers property intake, tenant introductions, owner portal activation, lease digitization, and mid-lease takeover paperwork. This is waived for owners with 4+ units signed in a single agreement.
Do you mark up maintenance and contractor invoices?
No. D&D Property Management bills all maintenance and trade work at actual contractor cost through the D&D Network (Home Services, Exterior Finishing, Interior Services, Snow, Commercial). Zero markup. Every invoice is itemized on your monthly owner statement with the supplier invoice attached.
What is the leasing fee if a tenant leaves early?
Under the D&D Lease Guarantee, if a placed tenant defaults within 6 months of move-in, we re-lease the unit at no additional placement fee. Standard leasing-only engagements are 5-7% of first-month rent per successful placement.
Are evictions charged separately?
Yes. Eviction filings (N4, N5, N12, L1-L9 applications) are billed at a flat $350 per filing plus LTB application fees (currently $201 for most matters). Paralegal representation at LTB hearings is quoted per matter and is typically $500-$1,500 depending on complexity.
Why do other KW property managers hide their fees?
