However, living next to your tenant comes with challenges. Noise, lifestyle differences, and boundary issues can arise. Set clear expectations in the lease about quiet hours, guest policies, shared spaces, and parking. Maintain a professional — not personal — landlord-tenant relationship.
Utility separation: ideally, each unit should have its own meter for utilities. If utilities are shared, either include utilities in rent (simpler but adds cost risk) or implement a fair allocation system and document it clearly in the lease.
