Our Story

D&D Property Management was founded in Kitchener, Ontario in 2023 to address a problem that frustrated property owners and condo boards across Waterloo Region: the deeply fragmented state of property services.

Boards were managing five different contractors with five different phone numbers, five different schedules, and zero coordination between them. One company handled snow, another did maintenance, a third took care of renovations—and when something fell through the cracks, nobody accepted responsibility. Property investors faced the same challenge: assembling a reliable team for each new acquisition meant starting from scratch every time.

Devon Moore and David Fitzpatrick saw a better way. Rather than building another property management company that simply brokered third-party contractors, they built a network. Starting with a single management operation and a clear vision, they methodically launched specialized subsidiary companies in each major service category—exterior care, interior work, commercial maintenance, and seasonal services—until the D&D network could handle the complete property lifecycle in-house.

Today, D&D Property Management serves 24+ communities across Waterloo Region, coordinating five specialized companies under a unified management framework. Why Kitchener-Waterloo Needed a Different Kind of Property Management Company

When Devon Moore and David Fitzpatrick began mapping out the Waterloo Region property management landscape in 2022, what they found was a market characterized by fragmentation and outsourced accountability. Most property management firms operating in the region were, at their core, administrative offices. They collected fees, fielded calls, and dispatched third-party contractors to handle the actual work — contractors who had no accountability to the management firm beyond the job order, no visibility into the broader state of the property, and no incentive to flag emerging issues that weren't in their immediate scope.

For condo boards, this meant perpetual friction: approving contractor invoices without being certain the work had been done to spec, watching reserve funds erode faster than projected because maintenance issues went undetected until they became expensive emergencies, and spending board meeting time managing conflicts between vendors rather than planning for the long-term health of the property. For investors managing multiple assets, it meant reinventing the wheel every time a new property came into the portfolio. There was no consistent standard, no unified reporting, no shared institutional knowledge between contractors — just a fragmented set of relationships that had to be maintained individually at every property.

Operations Lead & Co-Founder

Devon oversees the operational infrastructure of the D&D network—ensuring that all five subsidiary companies are coordinated effectively, service standards are maintained, and properties across the portfolio receive consistent, high-quality care. His focus on systems and process efficiency is what allows the D&D network to scale without sacrificing the quality that our clients depend on.

Devon's approach to property operations is built on preventive thinking: identify and resolve issues before they become expensive emergencies. This philosophy drives the maintenance programs that protect client assets and reserve funds across Waterloo Region. His operational rigour is the backbone of the entire D&D service delivery model.

David Fitzpatrick

Client Experience Lead & Co-Founder

David is the primary relationship point between D&D Property Management and the condo boards, property investors, and building owners we serve. He leads client onboarding, manages ongoing board relationships, and ensures that every client experiences the communication clarity and responsiveness that the D&D brand promises.

David brings a client-first perspective to every aspect of the business—from how we structure our service agreements to how we communicate during complex multi-trade projects. How we grew from managing a handful of units to becoming a trusted partner for property investors across Waterloo Region.

    D&D Property Management was founded by landlords who were frustrated with how poorly most property management companies communicated. We built the company we wished existed — starting with twelve single-family homes in Kitchener.
