Spring β particularly April through June β is the most active rental listing period in Ontario. University lease cycles, family moves aligned with school year, and seasonal preference for moving in good weather converge to create peak demand. Landlords who prepare capitalize on it.
Thorough cleaning before listing is the foundation. A professionally cleaned property shows better, photographs better, and communicates care to prospective tenants. Deep cleaning carpets, windows, and kitchen and bathroom surfaces is worth the investment before listing.

Paint refresh: if walls show significant wear β marks, scuffs, chips β a fresh coat before listing dramatically improves showing quality. Neutral colours and clean walls are among the first things tenants notice during showings.
Photography investment: listing photos determine how many tenants schedule showings. Bright, wide-angle photographs of every room, plus exterior shots in good weather, significantly improve inquiry response rates compared to poor quality photos.
Protecting Landlord Rights
Listing timing: for September occupancy (most common for student and academic community leases), list in January or February. For May or June occupancy (general market), list 6-8 weeks before the desired move-in date.
Pricing research: survey comparable listings actively advertised in your area before pricing. Overpriced listings sit vacant; appropriately priced listings attract quality tenants quickly. In tight markets, pricing slightly below peak can attract multiple interested tenants and allow selection of the best qualified.
Showing preparation: the property should show in move-in-ready condition. Address any maintenance items, replace burnt-out lights, ensure all fixtures function, and present the space cleanly for every showing.
