Annual Maintenance Schedule for Ontario Rental Properties

Preventive maintenance saves money and protects tenant relationships. A month-by-month guide for Ontario landlords.

A proactive maintenance schedule for rental properties is one of the most effective tools for protecting asset value, avoiding emergency costs, and maintaining positive tenant relationships. Planned maintenance is almost always less expensive than reactive repairs — and tenants who see their landlord maintaining the property proactively are more likely to report issues early and care for the property themselves.

January–February: Heating system check if not done in fall, check for ice damming on roof, test smoke and CO alarms, inspect any exposed plumbing in unheated spaces after cold snaps, address any tenant reports of drafts or moisture.

Ontario Tenancy Law

March–April: Spring property inspection — check roof condition, gutters, and foundation perimeter for winter damage. Test sump pump before spring rains. Check exterior caulking and weatherstripping for winter deterioration. Address any deferred maintenance from winter.

May–June: Exterior maintenance — clean gutters, inspect decks and fences, check air conditioning system before summer heat. Exterior painting or staining touch-ups if needed. Lawn care system startup.

Protecting Landlord Rights

July–August: Mid-summer inspection for any maintenance issues. Monitor AC performance and address any reported issues promptly. Check exterior for any developing moisture issues that summer rain might reveal.

September–October: Fall preparation — service heating system before the season, clean gutters after leaf fall, check weatherstripping and caulking, winterize irrigation systems, test CO alarms. Stock salt and sand for walkways. Address any items identified during inspection before winter arrives.

November–December: Ensure heating is functional before sustained cold. Check that all tenants have emergency contact information. Monitor the property for heating emergencies or pipe freeze risk during temperature extremes. Seasonal utility use tracking begins.
