The Landlord and Tenant Board (LTB) is the administrative tribunal that resolves residential tenancy disputes in Ontario. For landlords, understanding its processes and available applications prevents costly procedural errors.
L1 application (eviction for non-payment of rent) is the most common landlord application. Before applying, landlords must serve the tenant with an N4 notice (Notice to End Tenancy for Non-Payment of Rent) and wait the required period.
Key Responsibilities and Best Practices
L2 application (eviction for cause other than non-payment) covers cases including persistent late payment (N8 notice), interference with others (N5 notice), illegal acts (N6 notice), and overcrowding. Each notice type has specific rules and notice periods.
L9 application allows landlords to collect rent arrears without eviction when the tenancy has already ended. This is appropriate when the landlord chose not to terminate the tenancy during the default period.
