First-time rental property buyers often overlook critical pre-closing checks. This checklist addresses the most common omissions.

Lease and Rental Management

Purchasing your first rental property is exciting and consequential. Due diligence before closing prevents the painful discoveries that derail new investors' plans in the first year of ownership.

Existing lease review: understand the tenancy before you own the property. Read the existing lease, confirm the current rent amount, verify whether the tenancy is month-to-month or fixed term, and understand what conditions exist that will transfer to you as new landlord.

Ontario Tenancy Law

Rent roll verification: confirm actual rents received match stated amounts. Request rental payment history from the vendor's property manager. Discrepancies between stated rent and actual collected rent are a red flag.
