Landlords are often surprised by how long the eviction process takes in Ontario. Here's a realistic timeline.

Ontario's eviction process is deliberately designed to protect tenant rights — which means it takes longer than landlords often expect. Understanding the realistic timeline allows for better planning and earlier intervention.

Non-payment of rent (L1 application): the process begins when rent is overdue. Serve the N4 notice, which gives the tenant 14 days to pay or vacate. If unpaid, file the L1 application with the LTB online.

Key Responsibilities and Best Practices

LTB scheduling: hearing dates are currently being scheduled 3-6 months after application filing due to ongoing backlog. In urgent cases (serious safety issues, extensive property damage), expedited hearings may be available.

The hearing itself: most L1 hearings are uncontested and resolved quickly. The landlord must attend (online or in person) and present the arrears. If the tenant attends and contests, the hearing may be longer.
