Pet-Friendly Rentals: Managing Risk While Maximizing Rental Income

By D&D Property Management Team January 15, 2026 3 min read Blog

Pet-friendly rental properties command higher rents and attract a broader pool of quality tenants — but managing pet-related risks requires specific lease provisions and inspection protocols.

Lease and Rental Management

Pet-friendly rental properties command higher rents and attract a broader pool of quality tenants — but managing pet-related risks requires specific lease provisions and inspection protocols.

The pet-friendly rental market in Ontario is significantly underserved. Only 25 to 35% of rental listings advertise as pet-friendly, yet surveys consistently show that 50 to 60% of Ontario households include at least one pet. A pet-friendly policy positions your rental to attract the majority of renters while competitors exclude them.

Ontario Tenancy Law

Rent premium potential for pet-friendly units is real. Tenants with pets understand that pet-friendly rentals are rare and are typically willing to pay 5 to 10% above comparable pet-free units for the security of knowing they won't face an unexpected no-pets enforcement. This premium often exceeds the incremental risk associated with pet occupancy.

Lease provisions for pet-friendly rentals should address: which pets are permitted (species, number, maximum size are all specifiable), conditions for maintaining the unit (quarterly inspections during pet tenancy are reasonable), and the tenant's obligation to remediate any pet-related damage upon vacating.

Protecting Landlord Rights

Inspections are the landlord's most important tool for managing a pet tenancy. Conducting a mid-tenancy inspection (with proper 24-hour notice) every 6 months for pet-permitted units allows early identification of odour, staining, or damage before it becomes a major remediation project.

Odour remediation is the most significant risk in pet-tenanted units. Pet urine, particularly from dogs and cats, penetrates flooring, subfloor, and drywall. Cleaning the surface doesn't address the source. If significant odour is detected at a move-out inspection, enzyme-based odour treatment and potentially subfloor replacement are required.
