Protecting Landlord Rights

Inspections are the landlord's most important tool for managing a pet tenancy. Conducting a mid-tenancy inspection (with proper 24-hour notice) every 6 months for pet-permitted units allows early identification of odour, staining, or damage before it becomes a major remediation project.

Odour remediation is the most significant risk in pet-tenanted units. Pet urine, particularly from dogs and cats, penetrates flooring, subfloor, and drywall. Cleaning the surface doesn't address the source. If significant odour is detected at a move-out inspection, enzyme-based odour treatment and potentially subfloor replacement are required.
