Understanding the eviction timeline in Ontario helps landlords plan cash flow, set realistic expectations, and avoid costly procedural errors that restart the process.
Ontario's eviction process is regulated by the Residential Tenancies Act and administered by the Landlord and Tenant Board. The process is intentionally designed to protect tenants from arbitrary eviction, which means it takes longer than in most other provinces — often 3 to 6 months from first notice to actual vacant possession.
Key Responsibilities and Best Practices
The timeline for a standard non-payment eviction: Day 1 — serve the N4. Day 15 (minimum) — N4 termination date expires. Day 16 — file L1 application with the LTB. Wait 4–8 weeks for hearing date (varies by LTB location). Hearing held — if order issued, tenant has 11 days to vacate. Day 11 after order — if tenant hasn't vacated, request enforcement through the Sheriff.
Enforcement through the Sheriff (Court Enforcement Office) adds additional time and cost. The Sheriff schedules lockout appointments, typically within 1 to 3 weeks of the enforcement request. Until the Sheriff executes the lockout, the landlord cannot change locks, remove the tenant's belongings, or interfere with the tenant's access.
