Student rentals around UW and WLU have unique lease timing, communication patterns, and tenant management considerations — here's what experienced student housing landlords know.
Lease timing for student rentals follows the academic calendar. The dominant lease cycle in the Laurier/UW area starts May 1 for 12-month terms or September 1 for 8-month terms. Marketing for May 1 occupancy should begin in November or December for competitive positioning — the best student tenants make decisions early.
Ontario Tenancy Law
Individual leases vs group leases: a house rented to 4 students under a single group lease holds all tenants jointly and severally liable — if one leaves, the others are responsible for the full rent. Individual-per-bedroom leases are simpler for tenants but require separate lease management and eliminate the cross-guarantee protection.
Security deposit limitations apply equally to student rentals: first and last month only, no damage deposit regardless of how many student tenants occupy the unit. The last month deposit applies to the last month of the tenancy, not to any damage claim.
Protecting Landlord Rights
Communication with parents and guarantors: many student landlords require parental co-signers or guarantors for leases signed by students under 18 or for students with no income history. A guarantor agreement makes the guarantor jointly liable for the tenant's obligations under the lease. Have guarantor agreements reviewed by a lawyer to ensure they're enforceable.
Turnover intensity between academic years: student rentals typically have the highest turnover intensity of any rental category — full-house turnovers every 1 to 4 years. Building relationships with students who extend their tenancy for 2 to 3 years reduces turnover costs significantly. Responsive maintenance and good communication are the primary retention tools.
