When something goes wrong at your rental property, the claims process can be stressful — understanding how to document, report, and navigate the claim protects your recovery.

Report all significant incidents to your insurer promptly. Most policies require notification within a reasonable time after discovery of the loss. Delayed reporting can complicate or compromise the claim. When in doubt, report and let the adjuster assess coverage.

Documentation before any restoration or repair work begins is the foundation of a successful claim. Photograph every element of the damage from multiple angles. Create a written inventory of damaged items with estimated replacement values. Keep all damaged materials for the adjuster's inspection — don't discard anything until the adjuster has seen it.

Document the market rent for the unit, the date it became uninhabitable, and the date it was restored to habitable condition. Rental income coverage pays the lost rent for the covered period up to the policy limit.
