Clear payment terms from day one: at lease signing, walk through the payment process with the tenant. Show them how to set up an e-transfer, provide the exact payment details, and confirm the due date. First-payment execution — watching them successfully submit the first payment — creates a clear established process that reduces first-month confusion.
Early intervention matters enormously. If rent is 5 days late and you haven't heard from the tenant, contact them. An early, non-adversarial check-in ('just confirming the payment was sent') often surfaces a fixable problem — wrong e-transfer address, forgot due date, bank processing delay — before it becomes a non-payment situation.
