A power of attorney allows a designated person to manage your rental property on your behalf — understanding when and how to use it protects your investment when you can't manage it directly.
A power of attorney (POA) for property authorizes a named attorney (not necessarily a lawyer — the word 'attorney' here means agent) to act on your behalf in property matters. The scope can be general (all property decisions) or specific (limited to defined transactions or management functions).

Continuing (durable) power of attorney for property remains valid if the donor becomes mentally incapable. A regular POA typically expires if the donor becomes incapacitated. For estate planning purposes, a continuing POA ensures property management can continue uninterrupted if you're unable to manage it yourself.
Common situations where a POA for rental property is useful: extended travel outside Canada, illness or medical incapacity, snowbirds managing properties remotely, investors who own multiple properties in different cities, and situations where the property owner is going through a legal matter that restricts their ability to manage transactions.
Protecting Landlord Rights
Limits of a property management agreement: a standard property management agreement authorizes the manager to collect rent, coordinate maintenance, and handle day-to-day operations. It typically does not authorize the manager to execute legal documents, sign leases on your behalf in all circumstances, or make capital expenditure decisions above a defined threshold without your approval. A POA addresses these gaps.
Revoking a POA: a POA can be revoked at any time while the donor has capacity by providing written notice to the attorney and any institutions that have been relying on the POA. Upon revocation, the attorney has no further authority to act. Notify your property manager, bank, and any other parties of the revocation.
