What an N4 notice is for

An N4 is the Landlord and Tenant Board notice for non-payment of rent. Giving a notice and filing an application with the LTB are different steps. Start with the official N4 instructions to check whether this notice fits the situation.

Payment can void the notice

The LTB explains that an N4 is void if, before the landlord files an eviction application, the tenant pays the rent arrears and any additional rent that has become due. The LTB rent-arrears guideline explains this rule and the separate stages that can follow an application. A notice is not an eviction order.
