How to Reach the Landlord and Tenant Board: Phone Number, Email and Mail

The Landlord and Tenant Board phone number is 1-888-332-3234 toll-free, or 416-645-8080 in the Toronto area. Live agents answer Monday to Friday, 8:30 a.m. to 5:00 p.m., and an automated menu runs around the clock. Calls average a 10 to 15 minute wait. Staff can explain the Residential Tenancies Act and Board processes, but they cannot give legal advice.

Landlord and Tenant Board phone numbers and hours

The Board lists two numbers: 1-888-332-3234 (toll-free) and 416-645-8080 (Toronto area). From outside Toronto, the toll-free line is the one to use. For TTY, call the Bell Relay Service at 1-800-855-0511.

Contact centre representatives take calls Monday to Friday from 8:30 a.m. to 5:00 p.m., with holidays excepted. The automated information menu answers at the same numbers 24 hours a day, seven days a week. It covers five areas:

  • how to get legal help
  • landlord and tenant rights and responsibilities, including maintenance, repairs and entering a rental unit
  • rules about rent, including this year's guideline increase
  • the application and hearing process
  • hours and contact information

When every line is in use, you hear a busy signal rather than a queue.

Best time to call the LTB, and when to avoid it

The Board says the wait for an agent averages 10 to 15 minutes. It names its busiest times: Mondays, the first business day of the month, and 11:00 a.m. to 1:00 p.m. If you can choose, stay out of those windows. If you get a busy signal, try again at a different time of day.

Before you dial, put these in front of you:

  • your file number, if you have one
  • the rental unit address
  • the notice or application you are asking about
  • the dates you gave the notice or filed the application

Also try the self-serve routes first. The LTB asks parties to wait at least two months after filing before checking on an application, and it points people to the online portal for status rather than the phone.

What LTB staff can and cannot help with

Representatives can give you information about the Residential Tenancies Act and about how the Board works. Lost or missing portal PINs are also a matter for the Board, and its help page says to phone or email it for a replacement. Representatives cannot tell you what to do in your own case, because that is legal advice.

For legal advice, the Board's materials point small landlords to the Landlord Self-Help Centre, which is funded by Legal Aid Ontario. A lawyer or a licensed paralegal is the other route. ServiceOntario staff, who accept some filings in person, also cannot give information about the law or LTB procedures.

Email, mail and online ways to contact the LTB

The Board runs several email addresses, each for one job. It asks you to send each message to only one address, because copying several can cause delays. Every email gets an automatic reply, and a personal answer may not follow.

Use the Zoom support line only for technical trouble joining on the day of your hearing. You leave a brief message with your phone number, and staff call back promptly.

For paper, the Board lists a courier address in Toronto and Canada Post addresses for regional offices in Toronto, London, Hamilton, Mississauga, Ottawa and Sudbury. Choose the one closest to you from its contact page. Include your file number so the Board can match the documents. In-person filing at the Board's own offices is not accepted.

How to get a status update on a filed application

Start with the Tribunals Ontario Portal. Logging in shows the status of your file, the date and details of your next hearing and whether an order has been issued. The Board says it does not reply by email to those questions, so a message there will not speed anything up.

After a hearing, the Board's published service timeline is 30 days or less for most orders. If 60 days pass and you have heard nothing, email LTB@ontario.ca and ask about the status, with your file number in the subject line. Our LTB hearing guide explains what happens at the hearing itself.

Many questions are answered online. The Navigate Tribunals Ontario tool asks about your situation and returns plain-language information. Keep the call for what only the Board can do, such as replacing a lost PIN.
