Proactive maintenance is the difference between a well-maintained investment property and one that suffers costly emergency repairs. Here's a seasonal maintenance checklist for Ontario rental properties.
Spring (March-May): Schedule HVAC servicing and filter replacement. Inspect roof for winter damage (lifted shingles, ice dam damage to fascia). Clean eavestroughs. Check and test smoke and carbon monoxide detectors. Inspect exterior caulking around windows and doors. Check sump pump operation before spring melt.
Preventive vs Reactive Maintenance
Summer (June-August): Arrange lawn care and garden maintenance per lease terms. Inspect air conditioning units if applicable. Check window and door screens. Inspect exterior paint and staining for touch-up needs. Conduct general property walkthrough.
Fall (September-November): Furnace/boiler service and filter replacement. Drain and winterize exterior hose bibs. Inspect weatherstripping on all doors and windows. Clean dryer vents (fire risk). Test smoke and CO detectors again. Ensure attic insulation is adequate.

Winter (December-February): Monitor property for ice dam formation. Confirm tenant knows where water shutoff is. Ensure exterior walkways and steps are safe (landlord liability risk). Check for drafts and address any insulation issues.
Year-round: Respond to tenant maintenance requests within 24 hours for urgent repairs, 7 days for non-urgent. Document all maintenance with photos and receipts. Maintain a trusted network of plumbers, electricians, and HVAC technicians.
