Tenant Management Essentials
Ontario's Residential Tenancies Act provides some of the strongest tenant protections in Canada. Landlords who aren't familiar with tenant rights risk costly LTB applications, rent abatements, and damaged landlord-tenant relationships.
Right to quiet enjoyment: tenants have the right to enjoy their rental unit without interference from the landlord. This means landlords cannot enter without proper notice (except in genuine emergencies), cannot harass tenants, and cannot deliberately withhold services or facilities.
Screening and Placement
Right to maintenance: tenants have the right to a unit that meets health and safety standards and is in a good state of repair. Landlords cannot reduce or withhold services to force a tenant out, and must respond to maintenance requests in a reasonable timeframe.
Notice to enter: landlords must provide at least 24 hours written notice before entering a rental unit, specifying the reason for entry and a time between 8am-8pm. Emergency situations are the exception.
Retaining Quality Tenants
Rent increases: tenants are protected by the Ontario Rent Increase Guideline (2.5% in 2026) for units that were first occupied before November 15, 2018. Increases must be preceded by 90 days written notice using Form N1.
N12 (own use eviction): landlords can give notice for the unit for personal use, close family member use, or purchaser use. However, the requirements are strict: genuine intention to occupy, 60 days minimum notice, and one month's rent compensation. False N12s are illegal and subject to significant penalties.
Understanding tenant rights doesn't just protect tenants — it protects landlords too. Landlords who follow the RTA correctly avoid LTB complaints, maintain positive tenant relationships, and build long-term successful rental portfolios.
